Move-in Checklist

First Month's Rent & Security Deposit

Your first month's rent and security deposit are both due at the lease signing. Please confirm the amounts with our team in advance.

Move-in Date & Inspection

Your move-in date and the initial inspection will be set at the lease signing.

Utilities

Utilities should be placed in your name immediately following the lease signing. Please remember, you are responsible for keeping all utility accounts current throughout the duration of your stay.

Move-out Checklist

Notice of Intent to Vacate

Planning to move out of your rental home? Please provide us with written notice of your plan to vacate. Refer to your lease to determine your legal move-out date.

Property Condition

Before handing in the keys for your rental home, please bring your rental back to rent-ready condition. This includes the following:

Rental Cleaning: Start by decluttering and packing your belongings, making it easier to clean. Dust and wipe down all surfaces, including countertops, shelves, and appliances. Scrub the kitchen and bathroom thoroughly, paying attention to sinks, toilets, and showers. Vacuum carpets and mop hard floors, focusing on corners and baseboards.

Don't forget to clean inside cabinets, closets, and behind appliances. Repair any damage, such as holes in the walls or broken fixtures. Finally, do a final walk-through to spot any missed spots and ensure the property is in its original condition, ready for the next tenant.

Repairs: If any damage occurred during your stay, please take the necessary steps to make the repairs. This includes patching nail and screw holes, repainting where necessary, and replacing broken glass.

Security Deposit

Your security deposit will be returned to you after we perform a final inspection of your rental home. If we identify any unresolved damages, we will schedule repair visits. The costs for these visits will be deducted from your deposit and the remainder will be returned to you with an itemized statement.

Please remember, you cannot use your deposit to cover your last rent payment. Failure to pay your final month's rent will result in legal action, late fees, and adverse credit reporting.
